30 Top Selling Tips to Sell your HomeSelling a home takes action—action by the realtor and action by the seller. However, some sellers spend LITTLE to NO time prepping their home for the market. These tips will help you get ready for the selling of your home. This 6-part newsletter series will contain the hottest 30 tips to selling your home from the outside in. Even if you aren’t presently selling your home, keep these tips handy for when the time comes & share with family, friends and neighbors who may be thinking of selling or who are already selling their homes. No one wants their home to sit on the market for longer than it needs to, and one of the keys to this is price! Listen to your realtor’s advice on pricing your home; they are using something called “comparables” when they do their pricing. The use of other homes of similar size, location and features helps narrow down a range for price. You may want a certain amount, but you must be realistic. The trick to real estate is getting the seller the most money possible while the buyer gets it for the least money possible. Bathrooms—First Place in the Morning, Last Place in the Evening
The good thing about a bathroom is its size. When remodeling a bathroom, your overall costs will be low compared to kitchens and bedrooms so you can splurge on materials. Use tile on the floor, marble or granite on the counters, and/or spruce up the hardware. Plus because bathrooms are small, you can do the work yourself to save on labor costs.
Usually the first thing people see in your bathroom is the vanity, and it should be the showcase. Toilets and showers are important but not carefully dissected like the vanity area. Primp the vanity with new hardware on cabinets & drawers or new faucets on the sink. Change the light fixtures (especially if they are dated) or the mirror. Paint the bathroom a soothing color—make sure to use enamel paint that will resist the humidity of a bathroom.
Bathrooms can be low cost, but not if you are buying new tubs, showers and toilets. Save your money! Buy a new shower door or new covers for the toilet instead of purchasing whole new ones. Instead of buying a new bathtub to get rid of old dirt and grime, have the tub refinished. Many companies provide this service for less than $250—a big savings compared to a new bathtub.
Spas know what they are doing. Ambiance pays for itself, and your bathroom can be just as appealing. Make sure the counters and shower/tub are clean and clutter-free. Put away your old towels and hide your old robe. Dress up the area with rolled towels in a basket and candles around the tub. Add fresh flowers to vanity. If you are having an open house and have a whirlpool tub, fill it and float flower petals in the water. Think about a really nice hotel bathroom, and make yours just as great.
