30 Top Selling Tips to Sell your HomeSelling a home takes action—action by the realtor and action by the seller. However, some sellers spend LITTLE to NO time prepping their home for the market. It takes only 10 SECONDS for a homebuyer to judge your home so you better make it great from the second they walk in. Stand at your front door and look around. What do you see? Is it appealing? Be as objective as possible; try not to look at it as your home instead judge it as a buyer. Take down family photos, pack up all your trinkets, and make it as fresh as possible
A fireplace is #4 on the list of wants by homebuyers, so if you have one show it off. Any asset that your home has should be made a focal point, even if you never use it. For your fireplace, make sure the furniture is staged around it, making it very noticeable. If you do not have a mantel, make one. Buy a 2x6, paint it and attach it; it will add a lot to the appearance of the fireplace. Lastly, if possible, paint the wall around the fireplace to accent it.
Whether you like your furniture or not, most of the time it is not part of your home sale. Make sure to de-clutter your rooms. Go ahead and pack up or store unnecessary pieces. Have a bulky chair or sofa that is comfortable but unsightly? It can be a distraction for homebuyers so move it out. Lastly, make sure buyers can see the size of the room. Move furniture off the walls to showcase the dimensions of the room.
There are several things that can spice up a living room (or any room for that matter) that cost very little but make a big difference in the sale. Add crown molding! It is a huge seller and costs you very little. Take down old wallpaper and freshen up the space with a neutral paint. Details can make a drab living room really shine.
Define a dining room! Many homes today have a large living room with no definite dining room or a dining room used a den or office. Whether you need a dining room or ever use one, it makes a home look more inviting if there is a space to eat. Define a dining room simply by adding a table and a light fixture.
