30 Top Selling Tips to Sell your HomeSelling a home takes action—action by the realtor and action by the seller. However, some sellers spend LITTLE to NO time prepping their home for the market. These tips will help you get ready for the selling of your home. This 6-part newsletter series will contain the hottest 30 tips to selling your home from the outside in. Even if you aren’t presently selling your home, keep these tips handy for when the time comes & share with family, friends and neighbors who may be thinking of selling or who are already selling their homes. DON’T have a junk room!! Make sure all rooms in your home have a “purpose”. Potential homebuyers don’t want to see their own “junk” much less yours. If there is room in your home used as storage, then clean it out. It makes it look like the home doesn’t have enough storage as is, and it takes away a whole room of your house. Common fixes to a “junk” room is to turn it into a bedroom or office just with basic furniture you probably have “laying” around. You can borrow furniture from friends or family or visit a flea market to pick up some inexpensive pieces if you are lacking in extra furniture. Just make sure every room in your home is a purpose driven room.
Have you ever bought a book based on just the outside cover and then start reading to find out its horrible? You don’t want this to happen with your home. The outside of the home, the “curb appeal”, is very important, but many sellers spruce up the outside and forget the inside. Make sure the inside is just as appealing as the outside. This can be done inexpensively with just minor upgrades and sprucing up the place. Make sure the inside is clutter-free and clean. Remove unnecessary furniture so the home is open and potential homebuyers can envision their own belongings in your home. Also make sure the “theme” of your home is consistent. If the outside says beach bungalow, then the inside should say the same. Potential homebuyers tend to be most disappointed when the outside is perfect and the inside a disaster.
Many people start projects in their homes that never quite get finished. If you are planning to sell, then they need to be done. Sure, some people are looking for a fixer-upper, but most homebuyers want it move-in ready. They don’t want to see a remodeled bathroom with no shower because it never got finished or crown molding only half way around a room. Get these projects completed ASAP; the cost will be reimbursed when you sell.
Don’t be a tightwad; it will show! Spend money where it is needed. A home is one of the most expensive purchases someone will ever make. It’s hard to ask someone to pay $200,000 for your home when you wouldn’t spend $1000 on repairs and upgrades. Trust us when we say that whatever you put into your home to spruce it up will come back to you in the end. Some upgrades will actually double the amount of money you earn from your labor such as new flooring, countertops, crown molding, etc. Make sure that you look at your home as a commodity that you are trying to sell, and that usually means breaking out the bells and whistles to make the sale.
